Highland Cabinetry researched the 50 US states, to identify the ones with the highest office demand. The population, searches for office space, availability, and prices were taken into account to create the ranking. The scoring ranges from 0-100.

California has the highest office demand, with a composite score of 52 out of 100. It has a high price for office spaces of around $59. These high prices are justified by low availability (around 22 thousand) for almost 40 million Californians. There is high interest for office spaces, with 83K searches.
Texas has the second highest office space demand, with a score of 36.9. Texans also have high interest in office spaces, with almost 60 thousand searches. Texans offer lower prices for office space rentals ($36.3), which is 1.6 times less than California.
Florida takes third place, with a composite score of 31.5. Its availability of almost 10 thousand is 2 times less than California and Texas. The office space pricing is similar to what Texas offers, with $35.94 per square foot.
Massachusetts is the fourth state on the list, with a composite score of 28.8. This state has 267 searches per 100 thousand people, which is the highest number in the ranking. With very low availability of 2,300, Massachusetts has the highest office space pricing of $74.15.
New York takes the fifth spot in the ranking, with a score of 28․ This state has low availability when it comes to office spaces. For over 20 million inhabitants, there are only 7,700 available spaces for office use. The pricing of $43.80 per square foot is significantly lower compared to what Massachusetts offers.
Louisiana takes sixth place, with a score of 26.6. It has a relatively high search count of 212 per 100 thousand inhabitants. This state has the highest office space availability in the US, with around 41 thousand properties. Coupling that with the lowest pricing in the ranking, it becomes a great state for owning offices.
Washington is the seventh state of the ranking, with a score of 23.3. This state has a high search count of 253 per 100 thousand people. A low availability of almost 4 thousand office spaces, and a high price of $52.97 per square foot, makes it a difficult state when it comes to quickly finding affordable office spaces.
New Jersey takes the eighth spot on the ranking, with a composite score of 22.6. This state is similar to Washington, except when it comes to their population and office space pricing. This state falls right behind Washington with a search count of 240 per 100 thousand inhabitants.
Illinois is the ninth state in the list of the states with the highest office demand, with a score of 20.6. This state has three times the population of Louisiana. At the same time, the availability of 8,700 office spaces is 4.7 times less than Louisiana. Its search count of 177 per 100K people, is the lowest number on the list.
Georgia closes the ranking with the tenth place and a score of 20.1. This state has a high search count of 257 per 100 thousand people. Georgia’s availability is 4 times less than Illinois but offers a similar price of $34 per square foot.
A spokesperson from Highland Cabinetry commented on the study. “The demand affects businesses who are trying to find office spaces fast. The ideal states are the ones with high availability and low interest. At the same time, the location of the office also matters, so enterprises seeking offices should try and find a delicate balance between the location and low demand.”
